Construction Project Manager - Architectural Solutions Division

Santa Clara, CA

 

Position Summary/Overview:

Provides project management resources to assigned Architectural Solutions projects. The Construction Project Manager will work closely with Architectural Solutions Business Development and designers to provide services for our architectural interior construction solutions and materials.

 

Responsibilities include:

  • Oversee and direct multiple projects concurrently from conception to completion
  • Assist in developing budget and quotes for architectural solution projects
  • Monitor project status for compliance with safety requirements
  • Assessment of construction contracts and implementation of all requirements set forth in contracts
  • Review design documents to fully understand scope of work as defined in precon and develop or assist the precon team in the development of schedules for assigned projects
  • Identify and address areas of concern regarding potential risk surrounding project, project logistical issues, budget, and scope
  • Interact and negotiate with contractors, subcontractors and vendors
  • Coordinate and track all procurement of materials to meet schedule
  • Identify and prepare all probable change order requests
  • Prepare/update project status reports, process invoices, update tracking reports, and maintain files
  • Actively track each aspect of project performance against schedules and critical path
  • Coordinate the activities of sub-contractors and the relocation of technical functions
  • Demonstrate a proactive focus on meeting Client and project requirements, in a safe, timely and cost-effective manner

 

Qualifications:

 

Education/Experience

  • Bachelor’s degree (B.A.) from a four-year college in construction management, engineering or architectural design
  • 3-7 years’ related experience/construction management experience, and/or training in corporate and educational design and planning; or equivalent combination of education and experience
  • Revit, CAD, scheduling/estimating software and Procore experience preferred, LEED and Well Building certification desired
  • Prior experience in corporate and educational design and construction industry including project schedule building, coordination and management and project budgeting/estimating for tenant improvement projects
  • Experience with Prefabrication/offsite, design build and IPD process is also desired

 

Knowledge, Skills and Abilities:

  • Ability to prepare and track budgets
  • Understanding of technical requirements for a business relocation, construction projects
  • Able to read and understand construction drawings
  • Proficiency in the use and application of all Project Development Services technology, as required for assigned projects
  • Able to adapt and prioritize meeting deadlines in a fast-paced team or an independent environment
  • Results oriented, persistent in maintaining focus on accomplishments; respects need to balance short and long-term goals
  • Full understanding of a design assist approach and how to work with precon teams throughout the process
  • Complete understanding of title 24 to assist the design and precon team throughout the process.
  • Must have a good understanding of unit costing and square foot costs
  • Must be extremely organized, with good time management skills and the ability to work independently with minimal guidance
  • Must be able to analyze and problem solve, even with significant ambiguity
  • Must be assertive and have strong sense of urgency
  • General understanding of furniture product utilization, including architectural integration with the ability to manage small to medium projects
  • Proven sales ability and general understanding of business practice, pricing and discounting
  • Reliable transportation and ability to travel to client locations

 

Construction Skills

  • Understands means and methods of construction associated with the renovation of commercial and institutional buildings typical throughout California
  • Has a working knowledge of civil, architectural, mechanical and electrical work
  • Understands the sequencing of work and the strategy of creating effective project schedules
  • Ability to understand the function and purpose of the final solution. Uses the knowledge to challenge the appropriateness of the work in progress
  • Understands contemporary software applications associated with managing and controlling workflow (ex. Procore & Microsoft Project)

 

Physical Requirements

  • Seeing, color perception, hearing/listening, clear speech, hand and finger dexterity
  • Ability to sit or stand for long periods of time
  • Complex reading and writing skills, basic math skills, judgement/decision making, analysis/comprehension 
  • Ability to lift and/or carry up to 25 pounds

Working Environment

  • Regularly works with others face to face, over the phone and through email
  • Generally, works in an office environment with moderate noise
  • Nature of work may require working off hours and /or weekends, and time spent out of the office
